How does it work?

We visit the house to evaluate its rental possibilities and once the collaboration agreement is signed we take the professional photos and publish advertisements on the most important platforms (Airbnb,, Homeaway, Expedia, etc).
From that moment on, the owner can relax: reservations will arrive immediately and we will manage the property and take care of the guests

How do we optimise reservations?

Our team will constantly monitor your ads to ensure you get the most out of them. For this we use advanced rate management systems with daily control of rates and occupancy. In addition, we have priority collaboration agreements with these platforms to improve the performance of the ads and we keep abreast of changes and possibilities for improvement in each of them

Can I keep my property published on other rental agencies or tourist websites?

No, we take care of managing all your ads to optimize the performance of each of them

Can I keep my existing bookings if you take care of my house now?

You can and should keep them and we can also help you manage them if you wish

What is the minimum number of weeks my home needs to be available to be advertised with Rock Rentals?

In order to get the most out of your property it must not be unavailable for more than 3 weeks in high season (July and August)

What does my property need in order to receive guests?

The properties must be fully equipped and in perfect condition to meet the needs of the guests. Our team will advise you at all times so that your accommodation is 100% ready to receive reservations

Can I keep personal belongings at my vacation property?

We recommend that our owners leave the house free of all personal objects, except for decorative items that contribute to creating more welcoming spaces. Regardless, we do not recommend leaving objects of monetary or sentimental value. And if necessary, we recommend storing these objects in a private room in the house

We work in all main holiday destinations, covering the entire Mediterranean coast, islands and tourist cities.Contact us and we will inform you about the possibilities in your area

How do I get started?

Contact us by email or phone and we will immediately get to work so that your house is the most visited in the area

Will I have information on the status of reservations?

Yes, in the owners intranet you will be able to see the status of the reservations. In addition, we will inform you directly of each modification or new reservation that occurs

Can I cancel or modify a confirmed reservation?

No, the reservations we charge and confirm must be respected and cancellation or modification is subject to a penalty

Can the guest cancel or modify the reservation once I have received the confirmation?

No, if the guest cancels or modifies a confirmed reservation, a penalty will also be applied

Will I know who is on vacation on my property?

Of course, you can have the personal data of the guests whenever you need

Can I make personal reservations?

Yes, except for agreements within the Rock GUARANTEED plan and as long as the maximum number of weeks occupied is respected, you will be able to freely block dates for personal reservations through your access to the system

What kind of support do you provide for customer service if I take care of check-in?

Our bookings team will assist the guest throughout the booking process and will always be available to provide support should any problems arise during the stay

How do you communicate with guests?

Our reservations team, made up of multilingual professionals, will be in contact with the guest from the very first moment. In addition, through our system the guest will be able to access the details of their reservation and provide us with the necessary data to manage their check-in

How long will it take for my ad to be published?

Once the photos are ready and we have all the necessary information, the period of activation of the property in our system will be from 24 to 48 hours. The time of publication of the advertisement can vary between 48 hours (Airbnb, Booking) to 72 hours (Tripadvisor, Homeaway) depending on the specific platform

Who will take the photographs of my property?

If you do not have professional photographs, we will send a photographer to your home who will take and edit the photos so that your ad stands out from the rest

Can I contribute to the description of my property?

Yes, we will carry out a detailed description of your property highlighting its main features, however, we will take into account any additions or corrections you suggest

On which platforms will my property be published?

We will publish your ad on more than 25 platforms thus achieving maximum visibility of the ads

Will I be able to make changes to the ads on the platforms?

Yes, our team are dedicated to ensuring that your property is published correctly but if you want to make any changes, do not hesitate to contact us

How long will it take for my ad to be performing at its peak?

A new ad needs to start generating bookings and receive positive ratings in order to take off and achieve the expected performance. But don't worry, our entire team will be dedicated to it!

Is my property checked regularly every time the client leaves?

We will always check the condition of your property at the client's exit so that everything is kept in perfect condition

What does the cleaning service include?

Our local team will do a thorough cleaning of the property, making the beds with our sheets, in addition to providing the necessary towels

Do I have any protection if my property is damaged by guests?

Rock Rentals has Vacation Home Insurance that will be at your disposal for your peace of mind

Will I have a contact I can communicate with personally?

From the moment you make your first enquiry with us you will have a personal contact who will help and assist you throughout your collaboration with Rock Rentals. You will also have the support of our central office, which will be available for any queries

Can I reach someone outside of office hours?

If you are unable to reach your personal contact or anyone at the central team, we have a 24-hour emergency telephone number

What is your commission?

Our Rock plans offer different services according to the needs of each owner, so our commission depends on your chosen plan. You can view our Rock plans here

Which Rock plan is best for me?

If you are looking to optimize the performance of your property and you can manage the check-in and check-out of guests, as well as the cleaning, your ideal plan is the Rock GLOBAL plan. If what you are looking for is a company that manages everything, we suggest the Rock INTEGRAL plan

What options do I have if I want a fixed income?

If you want to ensure a fixed income with our Rock plans, we have the Rock GUARANTEED plan, in which we offer a comprehensive service and fixed monthly payments

Are there any extra costs?

You must take into account a number of expenses for which the homeowner will be responsible. The most frequent expenses will be maintenance and supplies, but more expenses may arise from the care of the property

Is there a software integration fee?

If your property or properties are already connected to any professional software, we will take care of the expenses derived from the integration with our system

How much can I earn with vacation rentals?

The income you can earn from your home will depend on several factors, such as the type of property, capacity, characteristics and location. Contact us to receive a personalized income estimate

How and when are payments made?

To ensure that our owners receive their payments as quickly as possible, we will make automatic booking payments on the guest's departure. If you prefer a fixed monthly income you can apply to join the Rock GUARANTEED plan. Payments will be made by bank transfer to the account number provided with the property registration

What happens to my payment when a guest cancels their reservation?

We don't like surprises at Rock Rentals, so we guarantee full payment of the reservation 30 days or less prior to the client's check-in date

Do you pay the cleaning and electricity costs?

We can add the cleaning as an extra cost to the booking and include it directly in your settlement. We advise you not to add more extra costs so as not to increase the total price of the reservation

How long is the tourist rental contract valid for?

Contracts with Rock Rentals cover the entire current season and are automatically renewed unless the wish to terminate the collaboration agreement has been communicated

Is there any legislation that I should take into account when I rent my house for tourists?

Yes, we will help you with the tourist license and to have all the paperwork in order so that you can do business without worrying

What taxes apply to me when I rent my vacation home?

It depends on whether the contract holder is a private individual or a legal entity; in any case, our legal team will advise you on how to settle your taxes correctly

Can I deduct the expenses associated with Rock Rentals services?

Yes, Rock Rentals SL is a Spanish company that pays its taxes in Spain. You will always know what the client has paid and the Rock Rentals commission that can be deducted from their income
